So much great content on here from the forums to podcasts to the blog. 

My main issue is I'm now facing necessary replacements for large items that can no longer be repaired (back deck, portions of our front porch, wiring we discovered was unsafe, joists separating from the headers). 

Both SoFi and Discover Personal loans offered a soft credit pull and they gave me a no-obligation quote.

There wasn't much negotiating other than having the seller pay for a few small items discovered during the inspection.
