No Architects in the area have experience with that as it's not common and the local codes I heard can be more stringent than Energy Star.So then do they have to physically meet or can I just send the architectural drawings to the Rater to make changes or add materials?

FYI we've changed our approach entirely and have lower fee initial entry points to avoid the challenges of long term project based arrangements so we can catch issues much sooner.

But trying to keep your investments separate from personal, while using SSN is going to create an issue.

Madison is generally higher priced than Milwaukee, but the almost bigger issue is landlord-tenant law in Madison (Dane County) is getting out of control.

Maybe because I've kind of run into this issue with paying people in the past.  

I know a guy that needs to sell and he can't sell it by traditional means do to issues with the property.

Can I include something in the Rental Agreement where they would sign, acknowledging the stair issue and that we are not liable? 

This is so important to avoiding massive issues when you ultimately begin sitework.
