Based on experience regarding kitchen cabinets, which do people fall in love with.

I spent several hundred dollars and sent hundreds of post cards with no calls back.

Personally I love cabinet making but I have no interest in making it a career.

If the agent says they put the home into mls which populates to hundreds of other sites then that's great.

What if it were just a few hundred a month?

(If you've got a bulk purchase of a few hundred to a few billion in loans that you are looking to repo or warehouse, that would be a different story... but that's not why I'm on BP, I promise!) 

A bank in growth mode for a specific asset class usually has some very good programs.I used to talk to hundreds of banks years ago to learn nuances.

If it's a $130,000 property that they got for a steal at a hundred grand, dumped say $40,000 on, and its present market value is $150,000 then I would agree $145 is a fair price for a turnkey ready property as long as you literally have to do nothing to it but turn the key and move your stuff in.

Also they could use light updates- paint, flooring and maybe cabinets.

Cabinets are wherever I can get a good deal.
