I live in the Chattanooga TN area and have heard that his place is booming right now and I am sure for years to come. 

Unfortunately it seems we are towards the end of this boom in RE now that everyone is on the action and everyone is on BP.

Currently there is very high vacancy especially in "approved housing" because of the reaction to COVID, but that can change quickly on whim depending entirely on policy changes by a single government official or the school officials.The greater Idaho Falls area is booming with no signs of slowing down that I am aware of.

During a the real estate boom.

I appreciate everyone's input and I believe there is a market with all the duplexes just next to it, specially the town of Brownsburg is really booming.  

I remember the last time oil crashed after a boom and it was bad, really bad, in Texas.If you are living in the house while doing the rehab I would rethink your holding costs in calculating profit.  

Boom, everyone knows what it takes now.

You would do better off looking at places like Wylie and Sachse that are seeing a huge growth right now and south of the Metroplex in areas such as Waxahachie, Midlothian etc which are also seeing a huge housing boom.
