My name is Lenny and I currently live in Long Island but spend the majority of my time in NYC due to work.For years I have always been interested in becoming a Real Estate Investor, but have either let negative people talk me out of it, or let small things or my lack of knowledge hold me back from moving ahead.I came across this site by randomly typing in 'Real Estate forums' into Google, in hopes that in this day and age there is a forum for everything, and sure enough I was right.After browsing the site for a few minutes, I thought for sure it would prevent me from accessing any extra material due to my past experiences in regards to Real Estate knowledge.

For access to the MLS (not HAR), I would recommend signing up with Real Acquisitions, which basically is the closest thing you can get to having access to the MLS without being a Realtor.

@Daniel Bennett Sub $50K for a duplex or tri is definitely a bit difficult even in Baltimore unless it's a place that needs tons of work in a probably bad block... but for not much more, you can definitely find a duplex.

Marty said in the first BP Podcast that access to the MLS in essential even if you don't plan on making offers or listing (which I do) and it's much easier to look at comps and such yourself without leaving all of that to a realtor, and so he STRONGLY recommends getting your real estate salesperson license.

All of my purchases were buy and hold.I'm sure being on the ground there can save you money and give you access to better deals, and if you're interested, I'm happy to refer you to the people I work with.I have an agent, lender, and property management company there, and everything I've done so far has been hands-off, except for a minimal amount of project management, and researching the deals.
