@Tony TibbarIf you do all your paperwork at home, you'd want to have a designated space at home (ideally, a room) that is used for work exclusively.

The 1031 is designed for properties held for investment purposes vs. properties held primary for the purpose of selling (short term).

It was a small lot but we managed to design a nice little duplex to maxmize the return.

Thankfully with our studies in architecture we were able to figure out a way to design a small duplex and maximize the potential of this property.

Thus far we have demo'd the property, and we are waiting on the architect and engineer report to decide final design.

A lot of what you said rings true, I think what was mainly attractive about this property was the price-point relative to everything we have been looking at on realtor.com/zillow/redfin in the Natick area.
