After using the Google Machine, it sounds like there could still be tax implications upon the future sale depending on when the Leaseback arrangement was signed and dated.

This is very common, but preferred equity arrangements will probably attract more investors in many situations.  

This does not have to be an exclusive arrangement but the investors I wish to work with are serious and committed to finding the properties and willing to work with me for whatever it takes.

Overall, given the issues you brought up, I don't think this relationship is going to work and  I'd caution you to enter this arrangement.
