Wound up with a first floor unit, plus an enormous 2 story 7 bedroom 2 bath unit, got a huge refugee family with Sec 8 in there with the government paying us a king's ransom for it. 

I got caught with 2 1 acre lots left to us by my father in law and they were both in an agriculturally protected area which made it excessively prohibitive to develop.We wound up selling both lots eventually but didn’t make any real profit as the land didn’t appreciate much in the 20 years my father in law owned it because of its protected status.Unfortunately, he didn’t know enough about real estate when he purchased it and was intending to build his retirement home on one lot and sell the other.

I went shopping for a HELOC last year and wound up using StarOne CU, primarily because most other banks wouldn't offer a HELOC over 200-300k (regardless of LTV) and the rate was reasonable (adjustable, currently 5.5%).

I wound up using the included BP tenant app as our initial screener.

As a sole prop years ago I wound up paying additional net privilege taxes, business privilege taxes and this was just to the city.
