How and where to find great mobile home deals in Alabama.

Hello guys , 

Need some advice here , I haven't done my first deal yet , but I have an idea that I would like to share with you.

I live in Birmingham AL , work on my own business about 25 hours per week , I have a beautiful wife and a lovely 16 month old baby .  As of right now we are renting an appartment and I can't complain everything is going great . 

I know of at least three families that are not able to  get a loan to buy a house , they have stable jobs , great references , they have been in the state for more than 5,6 and even 10 years , and they are tired of paying rent , I feel like they need a chance to get something of their own , and they are willing to do it and I want to help . 

My idea is about buying wholesale manufactured homes , putting some money into it , make it livable , and cozy , and then selling it to the families I mentioned previously. I plan on buying it with my own money , and when I sell I will only ask for a small down payment , and a by-weekly or monthly payment ( by-weekly because some of them get paid in a by-weekly manner , and would like to payoff as soon as possible ) depending on the buyer preference. I exposed my idea to a couple of those families , I was transparent and honest with them and they liked it . Most of them lived in a mobile home previously .   

Please give me some guidance , I need advice on where and how to get good deals ? Any marketing strategies? , documentation , manufactured homes pros and cons , any books? ,  anything please let me know what you think .
