At wits end.

Hey, I've witnessed many of these. 

To wit, local to me in California there's a regional bank doing "stated income" HELOCs where they don't verify the "stated income" in any way whatsoever, for example.

Don't be fooled into thinking these clowns are going to be moved out on February 1st.I would take a witness with you during the 24 hour conversation.

A few days later she came back to me wit these options, #1 has been indicated to me will be no problem to get me approved.#1: 1 million dollar line we can apply for right now, 80% of Purchase Price (no holdback)10% interest rate 3 points paid upfront to establish the line plus $2000 in legal fees 1MM minimum line$1000 flat fees per deal#2: 5 million dollar line, need to have closed 10 flips in the last 2 years, so we would need to get a couple more closed for you. 

A witness, photographic evidence that literally millions upon millions of people can see, and a fire that's GOING to expose these guys, and that's to flimsy to evict in a court of law???

I get the feeling she would have him stay over almost all the time if I was ok w/it.

Reduce their fear with character witnesses.  

(I am not an attorney, but I do expert witness work FOR attorneys on a variety of mold-related issues.)Often times, I tell folks to take photos of how bad it was in the beginning, how it looked when it was all cleaned up, and then how the finished product (rebuilt area) looks today.  

I doubt she closes every deal like this (i.e. can't do much when you have to rely on an appraiser), but to witness this instance was amazing.For a HELOC, go with the local credit unions.
