Jon there are many things I understand in business.. and I can fly an airplane through the clouds on instruments with out the use of the autopilot :).. but I just don't understand this stuff.. its way over my head..

From title commitment stating LEASEHOLD, to the settlement statement (ground rent escrow/prorations), to notice of ground rent in the closing docs, to the instrument of conveyance been a Deed of Assignment... the issue just has to come up.What we do see happen is if the contract states that the property is to be conveyed in fee simple, the seller can be forced to pay for the redemption... but that is almost always discovered prior to closing.

One fun fact about me is that I can play 5 different musical instruments!

The private lender will require the borrower's signature on several disclosures and affidavits, a promissory note and a security instrument.

If there was a security instrument that required a spouse’s signature to perfect it, that could be remedied in a similar manner but also adding a notary acknowledgment.Note: always provide the property location in order to receive accurate local feedback.
