this argument is even easier to make with you living in the property. call your auditor or treasurer to find out if they do have a way to do a no-fee transfer.in my state on IN, if this was my situation, I would buy and borrow in my own name, transfer it w/out consideration to a Land Trust after closing (including a notice to the auditor NOT to remove the exemptions as the "beneficial interest resides herein"), use my sub-s corp that owns no significant assets to manage the property (and have on file a real management agreement that I have signed as owner and as an officer of the sub-s) and finally, have that entity be the landlord for the leases to the other tenants.

So, the realtor says that the owner had planned to knock out the pantry and put in a spiral staircase to access the room [a ladder is used now] As my six year old self starts pondering the possibility of an old chest hidden there with a map that leads to great treasure [yo ho ho and a bottle of rum!]
