If I was going to do rent by the room in Tulsa, I’d look into doing student housing near TU or ORU, or corporate housing near the hospitals to target traveling medical staff. 

For your location, I would highly highly recommend you do MTR in the property, and establish a relationship with the hospital so they know you have lodging for traveling medical professionals.

Southpoint (Another major hospital and lots of medical related business (surgical centers, Cancer centers etc.) plus a good hub of business clustered in the area.

You have to be very careful and have a solid partner and plan for success when investing in this zip code.I think there is great value in secondary and tertiary markets.
