Evidently just some repair for the roof...still trying to figure out the range/ microwave issue...I do agree there needs to be a venting mechanism in place and it appears that " someone "did not install a new microwave correctly....Id like to swap out the carpet for a nice scraped wood laminate....a nice new coat of paint..some other aesthetic and cosmetic upgrades to really make it stand out!

The companies told us that some larger higher end buildings would swap our their machines every couple of years for new units.

Whatever it is, he gets it at closing after you've inspected that the house is still standing and is broom clean, and like a prize, he must be present at closing to win.... while you all are there signing papers and swapping checks,  you're having someone change all the locks.

He pro-rates for smaller jobs, but I havent used him for smaller jobs.I usually "swap" services for actual landscaping of a property, since I am an electrician.
