Also the advantage of the PM scheduling the work is that hopefully it's done in a timely professional manner. 8% is definitely on the low side of the spectrum when it comes to PM's and I would imagine that they will mark up everything they do for you.

While an appreciation play makes perfect sense to some (ie. if you see the price of your newly purchased house increase by 3.3% a year, in 3 years you will have gained 10% equity - which would be $20,000 on a $200,000 house), you have to be in a position to sustain that purchase.
