Based on my calculation, I was surprised to find that the IRR on a SFR was not as high as I expected, especially if held for the longer-term.I realize there is more to an investment than just the return.

I was surprised how short it was... about the equivalent of another 3-day class worth of material.There are several zoom calls every week.

I switched to Baselane for my banking and bookkeeping and it's been surprisingly simple to do it myself.

This will potentially allow me to pay no tax on the capital gain as I will be in a low enough tax bracket to pay 0 capital gain.Bottom line is they are very convenient, and simple but more restrictive and higher fees, resulting in a sub-optimal IRR.  

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

It feels like a desperate attempt to pressure someone into paying, but I've been surprised before. 

I've run into my first issue, in that, the potential tenant has a mixed breed, no surprise there.
