Somehow, the HVAC only ended up with a <$200 repair and the hot water heater was fine (they were elevated a bit).Had a GC stiff me on flip for a substantial amount...chalk that one up to "on the job training" for me.

We were doing great until the virus hit, but there's always something that can hit you in REI from what I've been told and read, so if its not a pandemic, it may be tenants that stiff you for rent for the last 3 months and you have to evict them or one of the numerous stories that @Paul Sandhu shares with us on this forum.

We are generally a high cashflow operation so we can stiff a higher debt payment than most, the risk is lower for us on the debt payment side.

Not a big carpet fan, but if already in place and serviceable, here are a few steps I have tried:1) I have had some luck with sprinkling in the Arm and Hammer (big Costco bag) in the carpet, then brushing it in with a stiff broom (gets dusty so wear a mask).
