I explained that it is very hard for me to find people who want to move in during winter months when it is below zero and between university semesters. 

I am 22 years old, currently in my final semester of architecture school at Alfred State College (two hours south of Buffalo) and I will be attending UB for a Masters of urban planning in the fall of 2019. 

I am assuming you have been working part time at most throughout the semesters you have been in school so that 2 year income history won't look to good.

I’ve seen several four plexes for sale with 25-50% vacancy mid semester.  

Currently on my last semester at Plymouth State University and graduating in the spring with a Bachelor's in Business Management/Entrepreneurship.Having grown up seeing first hand the potential of being involved in real estate, I have made it my goal to pursue a career path leading to syndication. 

I am attending a community college where two semesters cost me on average about $5,000. 

I turn 18 in 5 months so I'm considering studying for my NY state RE license in May once 2nd semester is over.

@Tom Dagney Nice to meet you I actually just recently was looking up the SJ REIA and am looking to get more involved as soon as my classes for the semester are over!
