Major remodels generally don't pay back in value unless the comps in the area have certain features. 

Well technically NO.... the unit meets code for the codes at the time it was built/remodeled etc.

We don't have a ton of capital so we have to be careful and don't go crazy on spending either on the house itself or remodeling.  

No remodeling and no major fixes.

We submitted for a remodel permit on February 1.

Hello real estate broker said property will be up for sale under market value 2 bedroom coop in Woodside, NY area in the 400k range value range for a fixed up same apt is listed and sold 545k same size 950sf to remodel all of apt am assuming 50k cosmetic remodeling not in the walls.

Make sure you have a backup plan (ie STR rental, remodel the units to build equity in the house and sell, stay longer than 1 year, etc). 

I also have experience managing remodels, contractors, subs etc and have even taken some community college trades courses (framing etc) so I have some basic trades knowledge.

For example, Zillow does a horrible evaluation of my home because it doesn't factor in the fact that I spent over $200K in an addition, full remodel, and a garage conversion into an ADU.
