Make sure you check effective date of the map and that there is not another preliminary one awaiting becoming effective.

Also, it is a good idea to run a preliminary HUD statement so you know what the closing costs will likely be.

I have one unit where my flood insurance has more than doubled due to the new rules, and the frustrating part is the new preliminary maps they put out over 2 years ago show it as not even being in flood zone any more, but it's going on the 3rd year of not becoming an effective map, so I'm stuck paying rising flood insurance premiums until they say it's the new effective map.

There is no way to know either way until the residential loan underwriter has the preliminary title report, completed appraisal, and any clarifications needed from the appraiser, as well as any updates to the prelim supported by the appraisal, in-hand.
