I ponder this all of the time Bill as I have (4) properties, all of which have multiple TV's, the most recent property having (7) and I have gone the route of ROKU's in all of them.

Hi Diego, Being on the state line between NH and MA  I work with a lot of buyers who are pondering the same question.

And as I ponder this is seems to make the most sense. 

I've been doing STR's for over a decade now and financially they can be extremely lucrative if you purchase in the right areas you can easily expect 3x the long term rental rate (if you find a good enough deal which is hard to come by today), I've also pondered getting a HELOC to purchase more, however, I'm in the same mindset as you that there seems to be quite a few early indicators saying we'll be seeing a market turnaround here soon.

However, I've also pondered the idea that since duplexes are so much more common to find, maybe I can find a deal on one purely for investment instead of owner occupying. 

I myself have been pondering the right DM campaign and i too have arrived at the folks with tax defaults yet before auction and foreclosures that are at the very end of their time frame before auction. i am very curious to hear your response rate.
