Make sure it isn't in a flood plain or flood way.Do your research to make sure there is value to and end buyer.Also do a title search before you buy it to make sure there are no issues that you can't easily clear up.

2 things by using a space heater the regular thermostat is not registering the proper temp in a room,, or by using the stove,, the stove is a fire hazard and by no means should be used for heating.. who's paying for the fuel to heat or run the stove.. just plain wasted energyGet rid of her, let her out of lease all, she's accident waiting to happen and write her up for not properly using appliances,, NO space heater should be used in your lease,, that alone unattended is a fire hazard.You will never satisfy her

Google "bifold door ideas" for inspiration.I guessing you have plain slab interior doors in the rest of the house, so I'd recommend a simple, clean design to complement... like louvered, or a multi-paneled shaker style, or with large single frosted glass panes (they'll glow when the light is on in the laundry).
