If you do it all above board, you would pay taxes on the rental income received and your daughter would be using post-tax dollars to pay rent which isn't the most efficient.

Have a current cash out refi DSCR loan but my lenders won't approve because property is being used as padsplit.

Do you feel like you may be missing out on deductions? 

We were getting a total of $2,700 per month for both of those renters combined.When my wife and I moved out of the house, our first 2 years of owning it we were bleeding money on the home.

I take the approach of the investor pays me a fixed fee to learn this on their own so they never have to pay me again if they don't want to.

In this era of increased rates, obtaining properties that will produce a good return are harder to find and often involve quite a bit of work.  

if the second buyer is paying cash then your done they pay your off and your first note.. off to the next one..

(normally recommended, especially if you are a landlord)- Water Backup: For water damage due to the backup of Sewers or Drains.- Personal Articles: Coverage for belongings that have a special or collectors valuesuch as Jewelry, Furs, Fine Arts, Collectibles, etc...Your age should not be a factor on the pricing but, depending on the company these other factors may get you credits:- Insurance Score (company pulls certain info out of your credit report).

Minimize expenses and pocket as much of that $60k as you can.
