i recently found a property that is an old farm house that sits in a good bit of land but it isnt used as a farm any more and also located on the property is a large 20 dog kennel building that the owners have been useing as an animal shelter so i was wondering if it would be a possible to get a grand to buy the land?

Also you should get some quotes to compare, state farm usually have reasonable landlord policy.

He works for State Farm and believe it or not they do mortgages and they do them really well.

The trick is in knowing how much each feature is worth in your particular farm area.  

State Farm has been difficult to work with because they are canceling my policy due to their requirement that I have it occupied with a tenant within 30 days after I purchased my recent home.

I have developed some sceptisism towards "home run play" type of investments - buying farm land cheap in the path of development and the scoring big is financially appealing, but the idea  also strokes the ego; every investor loves a good turn arround story!
