So I guess what I have to offer as of now  is a pit bull tenacity to succeed a love for the client that out weighs my desire to get rich and 15 years experience of knowing that its people first ..simply always looking for ways to help....I thank you for comment honesty is truly the best.

@EdNeuhaus  The ability to write your own deals ,see homes as they hit the market far outweighs the rules of disclosure.

@Ryan Huebinger That is so true, obviously there are negatives that go along with being in a college town but I think the positives far outweigh the negatives!

(If you don't mind me asking, because I'm still trying to out weigh the pros/cons) 

I am trying to lock in with all my renters because at this level I am producing fantastic returns and the downside risk outweighs the upside potential loss

Investing in People", my mantra....so far the great tenants outweigh the bad.

The returns will far outweigh the investment...Hope you will join me!

The potential repair cost for a pipe bursting will most definetly outweigh the cost of insulating pipes. 

The pros (thus far) outweigh the cons and it makes it that much easier to get to my saving goals.

That skin far out weighs his 90% cash.
