I want to be optimistic about PCB as I'm looking to buy as well, but I think a lot remains to be seen about how people feel about beaches in a couple of months.

It feels optimistic so I wondered if I missed anything.

I am still optimistic that the market will rebound after this pandemic, but I am wanting to hedge potential losses (hard money holding costs) in the short term buy refinancing the loan into an interest only loan.

Even comparatively optimistic forecasters expect millions more lost jobs, and with them foreclosures, evictions and bankruptcies.

I like to be optimistic and assume that people that can afford to pay, will. 

For LL that have a more direct / personal connection to their tenants, perhaps option 1 would be the best strategy.I'm optimistic that we'll see 75% rent paid on time , and collect the rest gradually, at least for April. 

This thing optimistically meets the 1% rule (which I hate) but with property taxes over 2% it should be heeded a bit more, 2% in TX is one thing 2% in OH in a presumably older home is something to be cautious about.

I was probably being too optimistic with my numbers.
