$300K is a lot of credit card debt and probably didn't happen overnight (unless it is medical bills). 

We put $75K down to begin with and likely have $85-100K in equity ( depending on what non-scientific source you check since I haven't had a full appraisal done) on it.

There in fact is no law in Texas saying you cannot have a HELOC on a non-owner occupied property.

If you can hop on a $100 non-stop flight, nbd.  

As @Patrick Drury mentioned- the West Side does not have any POS areas (besides Lakewood, but it's only needed for previously non-owner occupied/rental properties) Something else to consider in Cleveland proper is Lead Safe Testing ..

But they have the affordable priced properties......in comparison to the top non affordable states in the union. its also forcing us local guys out to the Andersons and kokomos too because we cant compete with the large funds bank account.

My best appreciating are over $10k/month of appreciation and similarly I suspect this beats virtually all other non-commercial (<5 units) residential RE in my market. 

We also work with investors in the different markets we operate in to perform tenant placement where we work with ALE Solutions, other relocation companies, medical agencies, etc. to offer properties as a part of our inventory.

@joel, FHA will finance non owner occ??

The actual crimes were lower level non REI related.
