When looking at towns in West Palm, North Palm, Palm Beach Gardens, Jupiter and Tequesta, it seems that any house in decent condition is getting 4-5 offers.

***The image of the property is older, I fixed up the walkway, garden and a lot of the exterior.

A lot of exterior upgrades, replaced the roof, garden, walkway, etc.

A team could take 50 Olive Gardens to sell as a portfolio and piece them out individually and take below market rate commissions whereas the buyer broker is only getting the one sale of the Olive Garden and not the 50.

Now, I survive with the help of cotton in my ear, hot teas on my throat, and gardening books after work.  

I would keep them but I have to totally rehab the garden unit they are in, jack hammering concrete and fixing exposed plumbing as well as gut a badly done bathroom. 

I'm looking to redo the lawn on the property with native garden and changing some of its design like walkway, etc.

@Jeremy Blackburn it is in the Garden District area of Baton Rouge (not quite on the level of NOLA's Garden District in terms of history and architecture!)

Clermont, Winter Garden and even Apopka would be good choices for building appreciation and still have a good commute.Your budget may determine what areas are going to be attractive enough, but the rental market is always strong here, so I wouldn't put too much weight on that for now since you plan to live in it for a couple years first.Always happy to chat, just message me and we can set something up and see how we can help you plan or take action now!

I would maybe ask the person sending these emails (if through the meditator or not) if there was a particular instance that they were upset about that you could resolve - did they have too much to drink maybe and tromped through  her flower garden, were they excessively loud and kept her young children awake etc. - is there a resolvable issue you can fix to appease her until you get these last bookings through?
