Hey BP Forum, I have been juggling the idea of getting certain home warranties for my properties like: sewage/water line warranties, appliances warranties, etc.I have had clients ask me if it's necessary, and while I have had homeowners purchase them, I never dealt with them with investment propertiesWhat are your experiences?

@Nathan G. yeah, this is tough for the owners even with 1-2 rentals due to those people most likely working full time jobs now needing to juggle being at the house to get the inspections done (both the professional landlord and the weekend warrior landlord loses).The cities need to always figure out how to increase their income due to them not selling a product or service to people like a business does.

Also, has anyone juggled working 9-5 and real estate, I have no idea how that would even work?

I’ve been juggling filming a t.v series and trying to get my hands on a rental property either owning / renting a landlords property.

Working full time with a family and juggling other opportunities dose not leave a whole lot of time for texting back and forth with guests and cleaners and insurance claims, maintenance etc etc.

My wife had our second baby during this time and I lead a real estate team so it was difficult to juggle everything.

Often I am juggling multiple projects at the same time. 

Fast forward to this last month I had to split the payment to ensure all things were taken care of in time but just with all the juggling I missed submitting this payment in time so they hit my credit as I got a notification from Experian today which is what alerted me to the issue.

After watching too many videos, working here and there with some local wholesalers, and still juggling a 9-5 and family, I want to get directed by someone that has been there and done it from scratch to where I want to be.
