Do you have home warranties for your properties?

Hey BP Forum, 

I have been juggling the idea of getting certain home warranties for my properties like: sewage/water line warranties, appliances warranties, etc.

I have had clients ask me if it's necessary, and while I have had homeowners purchase them, I never dealt with them with investment properties


What are your experiences? Is it worth it? Thank you for your input!

Warranty companies are set up to make them money. They do that by limiting what they cover, rejecting claims, charging additional fees, using the cheapest technicians available, repairing insted of replacing, etc. The house always wins, and I don't mean your house.

Most property managers will not manage a property with a home warranty because we know how difficult they are to work with. I would avoid them.

If you have an old house with clay sewer pipes that are 60+ years old, then it may make sense to pay a few bucks for sewer line insurance. Beyond that, I don't think any home warranty programs are worth the money.
