Short term rental arbitrage

Hello Bigger Pockets Community ,

I have a burning desire to start my own short term rental business ! I’ve been juggling filming a t.v series and trying to get my hands on a rental property either owning / renting a landlords property. It has not been easy to find the open minded land lords that will allow me to operate my business model , so my second choice is to just go ahead and purchase a property . However I did want to get my feet in the sand with rental arbitrage first , before I go all out in buying a home . I have the capital and knowledge and now I’m seeking 2 things . Either a partner, someone that has the time and experience in short term rentals. or suggestions in how I can perfect my selling pitch to getting landlords to allow my business model. I thank you in advance ! 
I am based here in Los Ángeles , but currently in Atlanta Ga for work, I’m seeking to operate the business here .
