While I've been signed up to BP for a long time, I haven't spent the time to update my profile, interact, etc...

Normal additions like what you're trying to get quotes are from 120-200/sf out the door, at 200/sf, you're in the high part, that's 80k, allowances for extra ordinary fixtures shouldn't be above 5k.

Start by getting educated, learn the real estate terminology, and interact on the forums. 

I am  extraordinary, resilient, positive, competitive, a great negotiator and salesperson, and have been successful at all of my previous careers, but, I really want to clarify the first steps with someone who has been doing it. 

Needed to take 75 hours of classroom and 15 hours of interactive learning.

The loan will still be in your name, but the tenants will only interact with the LLC.    

I have done research and have learned a lot about investing, but I am so happy I found BiggerPockets so that I can connect/interact with this great community that I am sure I will learn a WHOLE LOT more from.
