I'm an inexperienced newbie but are you guys not retyping and printing out individual agreements for each deal?

This also seems ideal to me because being an out of state landlord for my first property, I can sense a mass of impending issues an inexperienced investor may have issues resolving.A big question I have about FHA loans is whether they apply to a mixed use property (something with commercial in the ground floor).

Inexperienced and a huge sense of everything should be given to them for almost nothing.

Although, they seem honest they have been inexperienced and not motivated enough to work with an investor.I believe that I stated that there are ethical realtors out there.

Because you are inexperienced, I'd suggest you find a developer to work with that knows what you don't know.

Come to think of it there is a house on that block that they have tried to sell several times but couldn't that might be a good candidate for a lease option, not sure if that is your cup of tea or not but an option.  

I think you'd be a great example of a partner that a more inexperienced person would gain a lot from.
