Completed work includes resealed/striped parking lot, replaced many of the water heaters and swamp coolers, added new community signage and monument sign, improved parking lot lighting, upgraded laundry machines, added grill area, and installed water saving devices. $40k was spent on low maintenance landscaping.We spent about $231K total in capital improvements.

A trash panda got into the grease trap on my pellet grill last night. 

They won't let us replace a nasty old barbeque grill for $129, so all of the guests are angry and complaining. 

Grills may not be kept or used on the wooden decks.

I'm trying to find a way for tenants to bbq without the need to store all their grills outside their unit.

Tier 1 insurance companies prefer properties that don’t allow BBQ grills to limit risk.
