Any Syndicators Out There Willing to Let Me "Beat Up" a Deal?
I am looking to interview one or several syndicators to get a detailed insight into their deals (no funds for now). This recording may or may not get published to our BP Money Show Podcast, or posted to the BP Money YT Channel. This is an experiment for now and may not get published. If it doesn't, I'll just interview to potentially invest as an individual :). Please know that I won't endorse the deal or fund, even if I like it, as that might be a conflict of interest.
Please feel free to reply below if you are:
1) A syndicator willing to sit down with me for an hour or so and let me grill them on their deal)
2) Someone who would be interested in listening to this kind of interview
Here are some of the questions I’d like to ask:
Who are you? What is your background and track record? How many syndications have you done? Have you ever lost money? How did you handle that? Who are your team? What are their backgrounds? How long have you been working together?
Where do you invest? Why that market? What strategy do you use? What type of real estate do you invest in (retail, multifamily, self-storage, etc.)
What is the current deal we are going to discuss? Why is it a good opportunity in your mind? What is the purchase price, value-add plan, exit strategy, timeline, business model? How are you financing the deal holistically? If there is a rehab budget, what are the big ticket items? Why are you handling those big ticket items that way?
What is the IRR you are projecting? What is the anticipated timing of distributions? Is there a preferred return for LPs? Will there be a cost-segregation study? Will there be several types of equity?
How do you make money and align incentives with LPs? Do you make an “acquisition fee”? Do you charge a management fee? How do you handle your carry in the deal? Anything else?
