If you file eviction action on her all that's going to happen is she'll have much harder time to find housing,, (any kids),,, your son's then going to get stuck with larger housing bill if he's got kids with her..Be civil, tell her, he's gone, so your going to have to go.. 1 months rent is a better loss than more than that.

Here is what I am thinking of doing:remove drywall from walls to pinpoint any leaking causing high wall moisture, fix any leaksremove about a foot worth of dirt from the floor to have over 7' of ceiling heightadd cement to dirt flooring so there is flat spaceAdd a vapor barrierAdd flooringClear potential moldAdd new drywallReplace flooring and bathroom showerBecause I've never managed a project to this extent, I wanted to see if anyone had advice on how to prepare for contractors.

The tenant has closed off the upstairs with plastic sheeting and moved her bed into the living room because she couldn't keep the upstairs heated.  

So there aren't any stipulations on her being the realtor on deals I would make?

Usually they're not (Low PSI, no vapor barrier, steel, etc) I would check.....

I am curious if we were to do this together, with her being local but me being a foreign investor, what would happen re: taxes etc.
