Question about joint venture

Hi there! 

I am Canadian and would love to buy an investment property in Florida. I have a friend in Florida who is also interested in buying an investment property. 

I am curious if we were to do this together, with her being local but me being a foreign investor, what would happen re: taxes etc. Would I benefit from getting around higher taxes etc in partnering with her? Or would she be at a disadvantage and be subject to paying higher taxes etc because of partnering with me? 

Any thoughts or info (or even what to look into) would be appreciated!!
