Cool post @Daniel Purcell!

My fear now is that by posting it on Airbnb I put it out for the world and I believe technically it can’t be rented separately but zoning said they would just tell her I have a permit pulled or it was just people who are renting my other place on the same lot so basically really no way to prove it.I was thinking instead of a kitchen is just rent it out 3-4 months a year with an outdoor flattop grill on the patio a nice seating area and maybe an outdoor sink.

So great for cool nights. 

They have been dumbing down the country the past fifty years, and you see the result, even with our elected officials.It sounds cool to cap rents, but are they going to cap expenses too.

I really would like hvac or mr cool split ac/heat units...

Just had one complain that they couldn't get the grill going ( a brand new Webber).

We have central air and sometimes the AC doesn't cool enough in extreme hot weather situations.

I don't make my clients sign long term contract either just per a property saying will pay me the difference if we don't get at least 2.5% and everyone been cool with it. 

So I analyse each property individually, looking at major features like roof, heating, cooling, hot water, anything likely to break down really.
