Buying an out of state rental property from a realtor, wholesaler or off facebook or zillow etc as opposed to from an operation or turnkey provider who has an active, substancial, and effective boots on the ground team or teams to support you after you close on the sale. 

I want to avoid the avoidables and build a solid team that works as hard as I do.

I have some flexibility but rely heavily on my team for admin work and the day-to-day operations of property management.

We have a team there that makes us quite efficient.

Then I put on average €8 - 10K on rehab (I have my own team).

Marc and his family started their PM business in the 70s or 80s in Denver and their team is one of the best around. 

I work with lots of agents and my team manages 350ish homes in the greater CLT market.

We also have some RPG books (Basic Fantasy RPG is super cheap) and dice that have been used by guests.- Books:  We have a mix of books including some local area/regional stuff, some fiction, and kids books.- Kids Toys:  We advertise to families and have another 2xKallax cubes full of toys that won't break and are tolerant of missing pieces, but are easy enough to cleanup:  lincoln logs, blocks, hard animals, stuff like that.
