Every day for weeksI'm not recommending this for anyone, but I would stop at obviously abandoned properties that had potential and wander around, looking in windows and sometimes going into the house - through an 'unlocked' rear door of course :-)Sometimes the windows are boarded up and you cannot get a view of the inside....then it's just your knowledge and your gut once again.Go to the County and look up the owner....send them a nice letter....even make a dollar offer if you feel so inclined. 1 in 10 might respond.This is the way to find deals with a lot of equity potential IMHO.

We ended up setting up 4 accounts, one for the mortgage, one for everyday saving, one for medium term saving (car repairs, vet bills, new cars, vacations) and one for long term investing.

Everyone likes to crap all over California real estate and laws, but CA real estate has created more millionaires out of everyday people than anything that I can think of.

They also have one sole focus & that is to take care of the property, collect rents & stay on top of every day issues that occur.  

Remember, people dont get into a career to be belittled every day.

I am going to walk through the home and make sure he has done everything I have asked and that it looks good. is their any other step i need to take before i pay him his final cut or is it time to move on to finding a renterIt's unclear how much of a rehab you've had done done or your expeience or if you visited the site everyday, but you need to scrutinize everything he touched.

If you want to talk to potential sellers every day your best bet is prospecting.

The tax code is not a secret and there are many, many smart people out there who can, will and do interpret in your favor every day.
