You’re right, I’m just always conscious on spending the right time on the right tasks.

Nobody, not even the state dept. of environmental protection, could figure out where the odor was coming from. 

And yes, they are very energy conscious.  

Since it was a mechanics garage do you have an understanding of the environmental conditions that come with this type of asset?

I think the duplexes would be better in terms of phasing the construction with the bank, and I know in my city anything over 4 units needs to meet all the efficiency and environmental guide lines, which drives the cost of materials.

Hi @Mike Mefferd, I think that it is wise to consider all of the different options to improve NOI whilst also gaining a marketing advantage of being environmentally friendly.

First is environmental, condition and ownership of the pumps, canopy and any other equipment.

There might even be an increase in demand for single-family homes as people start to become more conscious about catching a disease from others.

I will do this, but i am more looking to "pay the price" for the time lol. i know many investors are very time conscious.

Very helpfulRe: 15% it can be a good rule of thumb, but understand that every project may break that rule due to specific issues (title, environmental, local government, design, etc.) but yes your permits, arch, legal shouldn't be blowing up your budget at 25% off the bat.
