New Construction Multifamily
I have land that I’m looking to develop MF. Density allows for approx 30 units. I’m trying to determine whether to build 15 duplexes or one or two bigger buildings. I’m curious Which would typically cost less? I think the duplexes would be better in terms of phasing the construction with the bank, and I know in my city anything over 4 units needs to meet all the efficiency and environmental guide lines, which drives the cost of materials. Looking for input from someone that is currently developing and building new MF, before I go in front of planning board with plans.

From a very high level approach, the less buildings you have the less underground work you're going to have. I imagine doing a ton of duplexes would be awful to coordinate with utilities and such.
