I have no experience with commercial so I'm going to confine my advice to the residential loans.Call a lender and ask them how much of a loan you could qualify for.

As for myself, I happen to live in one of these areas, and would love to dive into REI--while the local listings are certainly more affordable, thoughts like those mentioned above cause me to question whether I shouldn't confine my investing to the nearest metropolitan area and its immediate suburbs.

Unless it was a very minor fire, confined primarily to a stove top area or similar, I would advise the tenant it is not habitable and they will need to relocate within a specific time frame per local law, and that rent effectively stopped the day of the fire.
