At the final walk through, they will look at every item with a fine tooth comb to find something you missed and they will refuse to close backing you up in a corner. 

I am not to worried about finding my first client, I have already compiled lists of potential clients as well as combing FSBO lists for expired leads.

I comb the MLS daily and when I run the numbers on most properties, even assuming I get them at a discount, a lot of them just don't make sense.

Basically, you need to do a lot of legwork, and inspect EVERY unit with a fine-tooth comb, including current leases and tenants. 

There are some issues I see with the siding near the roof that could be nothing (the discoloration would bother me, even after you fix the "bubble") or could be hiding underlying issues.All in all, maybe it has some opportunity, but I would be out there looking it over with a fine tooth comb.

Why should they scramble combing thru the MLS for you to earn a 3% commission on a $35K house that you'll try to negotiate down to $20K (or you will try that if you are me!). 

My handyman and I always spend 2 weeks in there going after that property with a fine toothed comb, making everything perfect. 

I did comb through the forms and blog posts, which were helpful but did not directly fit with my situation so I decided to make my own forum post.  

Go at least attend one and take notes along with a pre-draft comb sheet of the properties that's being auction.
