I got a mailer recently from a company (that I don't want to be accused of promoting) which offers to give you an equity loan with zero percent interest and no monthly payments.

Then the deluge began from the ex-GF with all manner of accusations: abuse, drugs etc etc.

You name it, you can be accused of it.

It was a red flag for me to be sure and my father and I felt a bit offended by the accusations.

But unprofessional, uncalled for, and untrue accusations aside ...I have already *agreed with you* about the benefits of fully over funding a policy. 

I'm not accusing anybody of that going on nor have any evidence of such.  

Up your skills and you will probably get better results  No one is denying the existence of racism, but to come out accusing a whole market of conspiring against you because you are not getting business is unreasonable in my opinion.

If the tenant is a crazy tenant, they can do crazy stuff like falsely  accuse you for something they make up and it becomes a lawsuit and you will end up paying more money.... which has happened to a couple of my friends.But the bottom line is that you are the landlord, if you think the rent is too low, you should negotiate to raise the rent.
