Sure, your first month or two owning this home might be a real slump (I don't know about indefinitely - anyone who catches the virus now shouldn't be contagious a month from now, which means we'll probably see waves of people staying home, and then ideally life will return to normalcy after this initial panic), but these atypical circumstances are precisely why real estate investors insist on factoring in vacancy to your cash flow analysis.

To be specific, we were waved the appraisal fee, no points, lowered percentage rate (to match a competitor bank) and half the cost of lenders fee.In the first Loan Estimate everything was incorrect.

So long as you don't HAVE to sell you can ride the waves until the tide rises and you're back on track to refinance and cash out.That said this is NOT the time to buy deals with high-interest short-term debt (hard money, etc.) unless you know it's a slam dunk.
