Insurance of all kinds is something I have thanked the heavens for on numerous occasions, but still, I always feel like I haven't thought of all the possibilities that could happen... like when someone has flood insurance but discovers they are not covered for hurricane driven water!!  

Make sure to have a property manager or yourself check on the property on occasion.

The market might be in for a "realignment" so-to-speak (i.e. bubble burst) in the near future; it has been mentioned on the BP podcast and it's also come up on more than one occasion on the Super Agents Live podcast.

Only in very very rare occasions will you find a property listed on the MLS in Denver that would meet that metric.  

However, unions have also screwed themselves and union members on more occasions that I can even remember.  

If your goal is to get your rent on the 1st I would suggest that you just tell her you will let it go as a first occasion  but you expect it actually received in your account on the first.  

On 2 occasions now, I've had people move out and not pay last month's rent and expecting (with my express disapproval) of applying security.

In the front can be something generic, or something specific for the occasion.

Since I have met tenant on multiple occasions and given that I have her 2 months rent + SD money, and the current landlord integrity is somewhat in question as well I'm inclined to proceed with the lease.

The investigation methods were to knock on her door and establish that nobody was home on more than one occasion.
