When it comes to multi-families in Massachusetts ensure that you do a proper tenant screening and know about the tenant/landlord laws as MA is a very tenant friendly state! 

If you purchase a place and are reselling it to someone you have in mind already, no realtor would be needed, just an attorney / title company (I believe MA is an attorney state.

A BPO will only give you an idea of the price, dealing with the city or a corp will take a certified appraisal, look for an MAI appraiser on this.
