Usually if it is something no HoA I solve the issues but now the prolem is under the HoA mercy that seems to careless and the water damages are severe and scary on the photos.

And make sure you live in that 1st house so you're close to and can address problems as soon as they appear.

Get on the same side of the table with the seller and solve the problem together.
