Tenants are looking for parcels that fit in their ideal box size layout for building and parking spaces requirements with any drive thru's wanted.

Properties that cash flow same thing look at a lot dont really buy any . i bought one last year and am looking again this year.. will see.Loans JV deals.. this is high volume for us.. we fund about 80% of the deals that come our way as we only deal with repeat high volume flippers or BRRRR companies B to B as it were.. so its very cookie cutter as it were.. my folks know what we will do and wont do so they dont send me anything they already know is out of our JV or funding box. 

Also, its very possible the bank has a buydown in box A masquerading as some other fees.

(Roof, box gutter repair, outdoor concrete stairs/walkway replacement, HVAC replacement). 

You need a great mortgage broker who has these options, a big box bank lender does not have the choices to broker.Here is the HUD list for Virginia and some reasons why rejected.

I may be interested in JV'ing on a couple deals depending on what your buy box is and depending on if you plan on being the end buyer or simply wholesaling deals.

It's important to know if existing in place rent on the purchase is at, above, or below market for those inline retail box sizes.Some more inexperienced think retail centers are absolutely better than single tenant because you have multiple tenants paying but it comes down to lease, location, tenant strength, market in place rents for risk factors.

If you show up and things are already boxed up .. then you know they are probably moving on..
